Documenting the condition of a property at the commencement of a tenancy is a key essential to ensure the tenancy runs smoothly and will assist to minimise any discrepancies or disputes so they are awarded fairly.
Our extensive training and on-going support means our clerks pride themselves in delivering a high quality, detailed, thorough but most importantly factual and honest reports including information about the age and condition of the property and any items within the property.
Inventory reports differ between inventory companies and it’s a fact that tenant damages and the misuse of your property can cause a financial burden, so if you don’t have a proper inventory to use as evidence should there be a dispute you will not be in a position to make a claim.
Our reports will significantly improve your chance of being successful if you find yourself in a deposit dispute at the end of your tenancy, whether you are a letting agent, landlord or local authority.
Adjudicators make their decisions based on evidence, so its important that the report is objective. Using a third party inventory company to carry the check-in/check-out carry's more weight as evidence.
Legislation.
The law which came into action from October 2015, states that landlords must ensure they have working smoke alarms (and CO2 detectors where applicable), in all of their properties rental properties.
However, even following the legislation, we have found on numerous occasions that smoke alarms and CO2 detectors are not always present, in the wrong location or don’t work at check-ins which leaves the inventory clerk, tenant, landlord, and agency in an unlawful predicament. Our clerks always ensure to check/test smoke alarms at every inspection regardless if its a check in or not.
The law states there must be a working smoke alarm on each floor of the property that has at least one living area. They must be fitted at least 30cm from any obstruction or fitting. CO2 detectors must be fitted close to hard fuel-burning appliances
